Building Envelopes


The building envelope is a series of interrelated systems designed to protect the building’s interior features from outside elements. The components extend from the roofing system to the foundation and may include vapor and air barriers, door and window systems, building cladding and drainage systems.

Each of these areas offers a range of opportunities for failure of the building envelope. Roofing systems may fail due to age, improper installation or inadequate maintenance, or weather events. Door and window systems often suffer from improper installation procedures or aging of key components. The various cladding systems require periodic maintenance to insure integrity, and drainage design can be altered over time either locally by landscaping changes and building additions or by changes to neighboring properties.

We are frequently asked to inspect the various components of building envelopes to determine the cause of moisture intrusion and often advise our clients as to how long the condition has been present. Rimkus’ experts routinely do so and are often called to present and support their conclusions in a trial or arbitration setting.

We also inspect and advise our clients on the condition of the various building envelope components to assist in their due diligence activities related to property acquisition, disposition of partnership properties, and other activities.
