Property Condition Assessments


Rimkus conducts Property Condition Assessments (PCA) to help our clients determine if there are problems which may impact a facility’s continued operation. We can ascertain the current physical condition of the property and its individual building components.

A PCA helps to identify improvements and physical deficiencies in a property’s material systems, components, and equipment as of the time of inspection. This work addresses foundations, roofing systems, plumbing, electrical service, HVAC equipment and distribution systems, and the building envelope in general. We also provide cost estimates to repair or correct conditions as required. Rimkus provides an Immediate Needs Analysis and a Future Needs Analysis to identify anticipated capital expenditures on major building components over the life of a loan or other defined period.

If requested, our staff of engineers and construction specialists will assess property conditions, life safety issues, and building code and ADA compliance issues.
